Texas Inspection performs pre-drywall inspections (before walls are closed up so framing, plumbing rough-in, electrical rough-in, and HVAC systems can still be reviewed), final walk-through inspections before closing, and 11-month builder warranty inspections just before your one-year warranty expires — when most defects will have surfaced but the builder is still on the hook to fix them.
The septic system, if not functioning properly, can be a major expense to repair or replace — with costs running up to $20,000. In some worst cases of undersized lots and the proximity to waterfront water sources (creeks, rivers, ponds, and lakes), along with distance from water wells (including neighbors' wells), a failed septic system can result in the property not being usable with no means of septic replacement to meet current state and county requirements.
Texas Inspection performs detailed septic inspections to the standards of the American Society of Home Inspectors (ASHI). Fifty (50) gallons of water flow per bedroom, or a minimum of two hundred (200) gallons of water flow through the system, is required to replicate a day's worth of demand. The system is then probed to determine the location, size, and condition of the tanks and field lines as conditions and access allows. Aerobic systems are inspected for correct installation and performance — including the electrical system, control panel, aeration/aerator, alarms, dosing pump, grinder, sanitization type, and effluent dispersal via sprinkler heads or emitter lines.
The water well inspection consists of a visual inspection for proper installation of the tank and pump — including tank type and size, pump type and rating, well casing type and condition where visible, gauge operation, pressure switch installation and settings, gallon-per-minute flow test, and amperage draw for Lines 1 and 2.
A gallon-per-minute output is measured during pump cycling, and a water sample is dropped off at the county water lab to determine the presence, if any, of chlorine, total coliform, and E. coli. This is critical safety testing for any property using well water — and a service most inspectors in the region don't perform end-to-end.

Summer kitchens are inspected for installation meeting current requirements to include the fuel type, fuel line installation, condition and function of grills and side burners, electrical installation including lighting and GFCI-protected outlets, built-in mini refrigerators or beverage coolers, and the type of venting system if necessary depending on the location of the cooking equipment, plus any plumbing installed.
